Nothing in a Braintree subdivision looks like a Boston cellar, which is exactly why the moisture reads differently out here. The postwar streets are capes, ranches and split-levels: shallow crawl spaces, a breezeway poured on grade, an attached garage, a family room added on a slab a decade or two after the house went up. The damp lives under those floors and inside those additions rather than behind a mortar joint.
The ground helps it along. Lots here sit on dense glacial till, which sheds rain instead of soaking it up, so water runs across the surface and gathers at the low point of the yard. That low point is often the back of a house cut into a slope. The Monatiquot River runs through town toward the Fore River, Sunset Lake and Great Pond sit close by and the Blue Hills rise along the western side. Around the older housing near Braintree Village and Elm Street the pattern shifts again, with cellars that predate the subdivisions entirely.

Why does water sit on the surface here instead of soaking in?
Because glacial till is dense. It is not sand. Rain that would disappear into a sandy lot instead runs along the top of it, following the grade until something stops it. In a subdivision that something is usually a foundation wall, a slab edge or a window well. Roof water compounds it: downspouts ending at the corner of the house deliver a whole roof's worth of rain to the one spot you least want it.
It also explains why sump pumps are so ordinary here. A sump is fine as long as its discharge goes somewhere. A discharge line that ends a step from the foundation just circulates the same water back to where it came from. So does one that freezes shut in January and backs up under the slab.
What is under the carpet in a slab addition?
Often the slowest moisture problem in the house. A family room or breezeway poured on grade in the postwar decades usually sits on a slab with little or nothing underneath it to stop ground moisture. Concrete moves that moisture upward continuously. Left bare or tiled, the slab simply dries into the room and nobody notices. Cover it with carpet and pad or with a floating floor over foam. Now the moisture has a place to stop, on the underside of the covering where it is dark and still.
The signs are ordinary enough to explain away: a corner of the room that smells different, a swollen baseboard, a rug edge that never quite dries. The addition itself is worth suspecting on its own, since it was tied onto the original house with flashing that has had decades to fail. Where the added wall meets the old one is one of the first places to put a meter.
Where does a split-level hide water?
At the joint between its two halves. In a split-level the lower level is partly below grade with a slab floor, the upper half sits over a crawl space and the two meet at a short flight of stairs. Grade at the back is often close to the lower-level windows, so the yard drains toward the exact wall with a finished room behind it. A garage on that level adds a cold damp slab and a wall shared with living space.
Start outside at the corners of the lower level. A downspout discharging beside the foundation, a patio poured with a slope back toward the house, an old window well full of leaves: those three account for a great deal of what turns up in a finished lower level. A crawl space with a torn ground cover accounts for most of the rest. That is the part nobody has looked at in years.
